Rakuten LIFULL STAY Launches Full Service Management Plan for Leopalace21’s Vacation Rental Properties

- Ota Ward property to be renovated and offered as National Strategic Special Zone vacation rental -

Tokyo, December 20, 2017 - Rakuten LIFULL STAY, Inc., a Rakuten Group company providing vacation rental services, today announced it will begin supporting property developer and manager Leopalace21 Corporation in the establishment and operation of National Strategic Special Zone vacation rental properties.

With this agreement, Leopalace21 becomes the first company to make use of Rakuten LIFULL STAY’s new Full Service Management Plan for real estate operators and owners of vacation rental properties and budget lodging facilities. Under the plan, Rakuten LIFULL STAY will undertake a series of duties relating to the management of accommodation facilities as vacation rental properties, such as guest acquisition, vacancy management, responding to inquiries and cleaning. The service is aimed at corporations and individuals who want to make use of idle property assets but lack the expertise or time to manage vacation rental properties themselves.

The service is currently available in Tokyo’s 23 wards, Kyoto City, Osaka City, Fukuoka City, the main island of Okinawa and Miyako-jima. Sapporo City and Nagoya City are scheduled to be added in the first half of 2018, and the coverage area is scheduled to be steadily broadened thereafter. Leopalace21 is also scheduled to partner with Rakuten LIFULL STAY to renovate an apartment in the Leopalace Hasunuma Daiichi building, which is located in the Ota Ward, Tokyo, where it is currently possible to offer “National Strategic Special Zone vacation rental properties” to travelers. In January 2016, Ota Ward became the first local government to take advantage of a special system under the Hotel Business Act based on the National Strategic Special Zone Act (2013) to permit the provision of vacation rental properties. Once the renovation is complete, the apartment will become the first National Strategic Special Zone vacation rental property offered by Leopalace21.

Leopalace21 and Rakuten LIFULL STAY will continue to collaborate on refurbishing properties as National Strategic Special Zone vacation rental properties nationwide. The two companies are aiming to provide services that respond to diverse accommodation needs.

Leopalace21’s National Strategic Special Zone vacation rental properties are scheduled to be posted on the vacation rental property website (tentatively named Vacation STAY) to be launched by Rakuten LIFULL STAY after the Private Lodgings Business Law comes into effect, most likely in June.

Leopalace21 and Rakuten LIFULL STAY will utilize the knowledge and expertise obtained through this partnership to plan measures for dealing with vacant rooms at existing properties, improve the earning capacity of owners, and develop high-earning products.
